rentable vs usable SF on NNN shopping center lease

(1) Is it typical to pay the same rental rate/sf on the common area portion as you would on the usable SF? For example, if the usable SF is 1500 SF and the tenant's proportional share of the common area is 100 SF, is the rental rate on the common area portion the same as on the usable portion, or is it negotiated separately at potentially a lower PSF rate. The common area in this scenario is a rear shared hallway of a new construction grocery/big box anchored community shopping center.

(2) When you have a usable SF that you are already being charged on, how does this affect the traditional CAM component of a shopping center NNN (tax, ins, cam) lease?

The answer by PortlandCRE is pure shit. Follow his advice and be laughed at. You pay the full lease rate on the RSF, not USF. USF is meant to define the portion you have control of. Something called a Load Factor... Your CAM will always be based on RSF, NOT USF, as the point of CAM is to recapture 100% of expenses (what Portland CRE suggests results in CAM Slippage which LL do not like).
