commission - joint venture instead of purchase

I am searching for retail sites for redevelopment on behalf of a buyer, and a property owner that I cold called said he wasn't interested in selling however he would consider a joint venture on the redevelopment of the site. How are commissions best structured on joint venture deals, when no sale of real estate is involved? Thank you.

There are a few ways I have seen this handled:

1) A deferred commission based off on the market value of the land.

2) A small equity position in the project for the broker.

3) A discounted commission on the land with the promise of the future leasing commissions of the retail.

If the JV is structured as a stock sale then get an SEC license. Otherwise if a % of Fee Simple transfers, take a commission of the full value on which the JV is structured. Also, come up with any number of ideas to be compensated. Flat fee maybe?
