NNN shopping center lease - who pays NNNs?

In a shopping center NNN lease, is the tenant paying the tax/insurance/cam directly to taxing authority, insurance company, and LL/property management company, or is the tenant paying the NNNs to the LL or property management co., and then the LL/PM pays it out.

You could structure the lease to require the tenant to pay directly to the taxing authority. Most landlords do not want to take the risk of having the taxes or building insurance going unpaid. In every lease I have seen the NNN charges are paid to the landlord or management company. At the end of the year the landlord will perform a reconciliation to refund any overages.

WTF SacramentoCapital? The only way on earth you pay to the authority on the LL behalf is under a singel tenant NNN lease. If a multi tenant deal, yes, you pay the LL and the Lease provides for cross default language should the LL not pay your money forward as required.
