We are looking for office space and plan to sign a 5 year lease. What is a typical security deposit for an office space? Does the landlord really need to hold our deposit for 5 years?

Everything in a lease is negotiable. Some tenants will ask for their security deposit after performing on the lease for a set amount of time. Most office leases that I have negotiated have included a security deposit equal to one month's rent.
