What is a typical loan-to-value ratio for commercial real estate?

I am guessing it is different than residential. How much cash will I typically need to put down to buy an investment property?

Underwriting standards are constantly changing. I hate to tell you "it depends" but the LTV can vary depending on the project and the borrower. When commercial financing was booming you could get a 90% LTV on a non-conforming commercial loan. I would say the standard LTV is around 75% however I have seen a few projects at closer to 60% LTV. Again it all depends on the project. You will have a tough time finding financing at all if you are trying to buy land. There is still money out there for a good income producing project that is performing.
