1 year remaining on lease. When should I begin negotiating with my landlord?

I have less than a year remaining on our lease in a multi-tenant building. We like the space but the landlord is not very accommodating. When is the best time to begin negotiating the lease renewal? I don't want to wait until the end of the year and have no other choices.

We usually start the process six months out. You should let your broker know what you are looking for and familiarize yourself with competing spaces. This will give leverage as you enter negotiations. Six months should be enough time to renew the lease or find another space. If you need tenant improvements you may want to start earlier.
