I've got a few answers up my sleeve, but would love your perspectives - planning to write a blog post on the subject. Many thanks!

I have been able to put deals together that wouldn't have happened if I didn't already know the inner workings of the building and the status of the tenants. It helps when marketing a property if I know an existing tenant is looking to expand or downsize. Having this information has allowed me to be creative on deals.

It is helpful when a broker is marketing a space. When questions arise a broker that is managing and leasing a property can promptly answer them. Simply having immediate answers can keep a transaction on track.

More important is your answer to why you won't take my tenants to another project you represent. The easiest answer is that "it's cheaper and single point of contact".
