Who pays for snow removal on roof in NNN lease?

I just had an interesting question from a client. He has NNN leases in place for his industrial properties. The lease states that the tenants are responsible for snow removal. We have a big storm coming in and we may need to shovel the roofs of his buildings due to the snow load. This is not typical and usually the tenants only pay for the snow removal in the parking lot and sidewalks.

Would the landlord be responsible for this cost or the tenant?

We have dealt with this in the past. We handled it on a case by case basis. It could be argued that the snow removal is for the building structure and the landlord should pay. Depending on how the lease was written we would either share the cost of the snow removal or have the tenant pay. Since then we have included this in the terms of our industrial leases.
