Furniture use clause

Looking for lease language that would protect the landlord when allowing a tenant use of office furniture that would cover damage, loss, condition upon lease expiration, etc. Thanks!

Here is a clause that I have used. This isn't extensive. Hopefully there are some more answers that can add to this.

Tenant shall be allowed to use all furniture in the suite. The furniture shall remain the property of the landlord. The following inventory list includes the furniture provided in the Lease. Office numbers correspond to Exhibit A. Reasonable care shall be taken with all leased furniture. Landlord shall not be responsible for repairs and maintenance of furniture. Upon termination of the lease all aforementioned furniture shall remain in the suite.

This is from a furnished apartment lease agreement so it may not be exactly what you are looking for.

  • Tenant agrees to take good care of the furniture, carpets, draperies, appliances and other household goods, and the personal effects of Landlord and further agrees that he will deliver up same to Landlord in good condition at the end of the term of this lease, normal wear and tear expected.

  • Tenant shall repair or replace, at Tenant's expense, all loss or damage to any of the listed furniture, carpets, draperies, appliances and other household goods, and personal effects of Landlord, whenever such damage or loss shall have resulted from Tenant's misuse, waste or neglect of said furnishings and personal effects of Landlord.
